A totally different sort of service from Home-Share. If you are looking to let your HMO you need a specialist who knows the sector, not just a high street agent. And Home-Share really know what they’re doing.
It starts with getting a realistic valuation. Some agents inflate valuations to unrealistic levels just to secure your business whilst others don’t really understand the true value of individual HMO rooms. Judging by how quickly Home-Share filled my 6 bed house, it looks like they judged it just right. It took just 10 days to fill all 6 rooms.
They know their market as well. They seemed very clear on the type of tenant who would be most likely to want to live at my property and they turned out to be spot on. A rigorous approach to all of the background checks on each applicant has meant that we’ve got some great tenants in place too.
The marketing for this sort of stuff is so important because so much of it is so bad that you have a real chance to stand out if you get it right. And I think they did all the right things, placing ads in all the right places, especially online, where most traditional agents would have failed to post on the right types of sites. Proper professional photos made the house look great. As a result we had lots of footfall through the property right from day 1 and multiple offers, all at asking price.
Although I have only just started working with them on the ongoing property management side of things, all the signs are that the proactivity they have shown at every other stage of the process will be replicated here. As a general rule, they call me to chase things up rather than the other way around. It is reassuring to feel that your property is in the right hands.
Home-Share are a small, young agency. But rather than see that as a disadvantage I felt it was their greatest selling point. They are hungry for success and this directly translates to the level of service that you get from them.
Hasan, whose business it is, is a real asset. He knows his market, is honest & straight talking, organised & professional and generally gives off the air of someone for whom nothing is too much trouble.

Hasan has been very hands on and responsive.
We had other letting agents managing our properties then and for several months, they couldn't find us any student tenants to replace the existing tenants who were graduating.
Home-Share, however took only between a couple of weeks to a month to find us 7 decent tenants. That was already around August time; when majority of the student tenants would have already secured their accommodation. So we are very impress with Bullfinch's resourcefulness.
Home-Share has very stringent tenant checks. Some of the potential tenants, I would have cleared but Hasan was adamant that they tick all the boxes. Even then, he managed to fill all my rooms when other agents couldn't so that is very reassuring from a landlord's point of view.
Hasan also made very constructive and economical suggestions to dress the property.
This is the first year that Bullfinch will be managing one of my property. The experience to date has been excellent. In fact, we had already discussed for them to manage my other HMO next academic year.
